Central Washington still has heat in late August, but the calendar is already moving toward irrigation shutdown. Dry arcs, ant trails along the foundation, and trees that dropped early are easier to see now than after the first freeze.

Walk heat, water, and the plow corner

Start at the south and west turf, then the side yard that holds the valve box, then the driveway corner where snow removal will stack. Those three views explain most “the yard looks tired” calls we get in September.

Photograph each. Date the files. A memory of a brown strip does not help if you water the night before we arrive.

Rank irrigation before fertilizer

A dry banana under a fence is usually coverage or a closed valve, not a missing product. Run the zone. If heads never pop, lawn treatments will not paint that strip green.

Pest pressure at the foundation is a different list. Keep it on the pest control side so a lawn visit does not get hijacked by an ant trail you already knew about.

Holiday lighting and snow need the same drawing

If you want holiday lighting this year, mark the transformer and the plow path now. Do not wait until November when both crews are booked. Fall pruning that opens a wall also changes where lights can sit.
